The order of operations

Top down, outside in. Nothing done twice.

Every trade on your list has a place in line. Build in this order and each crew finishes on top of finished work, not in front of the next crew.

  1. Roof

    Roofing

Water comes in from the top. Nothing below the roof is safe until the lid is right.

When: Before any other exterior work. A re-roof after new paint means scuffed stucco and a second paint bill.

    See roofing
  2. Envelope

    Stucco and siding

Cracks and spalling let water into the wall. Seal the shell before anything else touches it.

When: After the roof, before windows and paint. Patches need to cure before color goes on.

    See stucco and siding
  3. Openings

    Windows and doors

New openings mean cut stucco, new flashing and new trim. Finish the openings before you paint.

When: After stucco repair, before exterior paint. Otherwise you paint twice.

    See windows and doors
  4. Paint

    Painting

Paint is the seal on the envelope. It goes on last outside, over cured patches and finished trim.

When: Last exterior trade. Inside, after drywall and before floors.

    See painting
  5. Interiors

    Kitchens and baths

Plumbing and electrical live inside the walls. Open them once and close them once.

When: After the shell is dry and sealed. Before flooring.

    See kitchens and baths
  6. Floors

    Flooring

Every trade above drops dust and drags tools. Floors go in when the boots are gone.

    When: Last. Always last.

A note from the owner

The order you build in decides what you waste.

Most people who call me have a list. A tired roof, cracked stucco, a kitchen that has been "next year" for six years. And at least one contractor has already told them to just start wherever.

I spent my career running production. First on a manufacturing floor, then over twenty million dollars a year of roofing. The lesson was the same in both places: the order you build in decides how much you waste.

So here is my promise. I will walk your house with you, tell you what to do first and what can wait, and hand you one plan with one person responsible for it. Me.

How Dustin got here

Built from the floor up. Literally.

  1. The floor

Started on a manufacturing floor. Learned the first rule of production: sequence decides cost.

  2. VP of Production

Ran the plant. Learned how to make a few hundred people hit one schedule without cutting a corner.

  3. The restart

Walked away from the title and started over as a construction project manager. Took the pay cut. Learned the trades from the mud up.

  4. VP of Production, roofing

Oversaw $20 million a year of residential and commercial roofing for one of the largest roofers in the state.

  5. Today

    Sonoran Building Solutions

Took what works at $20 million and brought it to one house at a time. Yours.

Dustin Downs has done a lot of commercial work in painting, windows and flooring, and he ran $20 million a year of roofing production. Questions

What homeowners and owners ask first

Do I really have to do the roof before the paint?

Yes, if both are on your list. A roof replacement drags tear-off debris, ladders and new flashing across the walls. Painting first means repairing and repainting the areas the roof crew touched. Roof, then stucco, then paint saves most homeowners a second paint mobilization.

Can you do just one trade?

Yes. Most clients start with a single project, usually the roof. The order of operations still matters: we tell you what the one job affects so your next project does not undo this one.

Who is actually on my job?

Dustin Downs holds the license and sets the sequence. One crew chief is on site every day and is your single point of contact. Trade crews are ours or long-term partners we have run jobs with for years.

What does the free assessment include?

A walk of the roof, exterior and the rooms on your list. Photos, measurements, and a written order of operations with price ranges for each step. About an hour. No deposit, no decision required on the spot.

Will you work with my HOA?

Yes. Scottsdale and East Valley HOAs often restrict roof tile profile, exterior colors and window frame color. We pull the approved palette, submit the architectural request, and schedule around approval timelines.

Do you pull permits?

Yes, under ROC 368140. Re-roofs, window changes, and any structural, plumbing or electrical work in a kitchen or bath are permitted and inspected. The permit cost is in your estimate, not a surprise later.

What does a general contractor in Scottsdale do?

A general contractor holds the license, pulls the permits, hires and schedules the trades, and answers for the finished work. Sonoran Building Solutions is a licensed Arizona general contractor, ROC 368140, covering roofing, stucco, windows, paint, kitchens, baths and flooring under one license.

Do you do commercial work?

Yes. We build for property managers, HOAs, multifamily owners, and retail and office owners across Scottsdale and the East Valley. Commercial is a large share of our work, and it follows the same written sequence as a home. Request a commercial site walk.

How much does a remodel cost in Scottsdale?

It depends on scope, and we do not quote a number without seeing the property. The free assessment ends with a written order of operations and a price range for each step. Roof ranges are confirmed at the walk, and you keep the plan whether or not you hire us.

If this sounds like you

Where are you right now?

Most people call us in one of three spots. Pick yours. We'll tell you the smartest next move, before you spend a dollar.

  • I think a storm hit my roof

Hail, wind, a tree limb, a leak.

    What to do next

Book the inspection before you call your insurer.

You'll have your own photos of what's up there, and you'll know whether a claim is even worth filing. Looking at your roof doesn't file a claim.

Book an inspection Or call (214) 218-8191

  • My insurer already sent an adjuster

I have an estimate and I'm not sure about it.

    What to do next

Call us before you accept anything.

A second set of eyes matters most right here. We'll get on the roof, photograph what your adjuster may have missed, meet them there if they're coming back, and compare the estimate to what we found. You decide what to do with it. It's your policy and your call.

We are a contractor, not a public adjuster. You file the claim; your insurer decides coverage; we document the damage and do the work.

Call or text (214) 218-8191 Book an inspection

  • My roof is just old

No storm. I want to plan it right.

    What to do next

Then let's plan it on your timeline.

No storm means a retail replacement: you pick the shingle, and we put the price in writing at the inspection.
